This is the model that leads to spectacular gains over 7 to 10 year hold times. We will acquire entire properties for a single investor. With an investment of $15 million to $35 million in equity we can effectively acquire single or multiple properties with value in the range of $80 million to $120 million. Loan to Values (LTV) range from 65% to 80% range over a ten year term mortgage note. Thus, an investor with $200 million to $350 million can effectively purchase and control $1 billion in U.S. real estate; E.g., approximately 20 Class A apartment communities valued at $50 million, each, spread across diversified high growth, selected regions throughout the U.S. How much are $1 billion in U.S. Class A apartments worth in 10 or 20 years? Looking at historical returns on real estate investments, one could conclude that a conservative appreciation rate of 3.5% per year, compounded annually, could equate to a gain of 410% over a 10 year period based on equity invested for acquisition, and excluding cash flow or capital calls, if any. For the Individual Investor or Private Fund: We will acquire and manage your property assets until disposition time, at which time all of your capital is returned. We will select asset types that are unique to your investment style and preference. To minimize exposure and limit risk we offer diversification and variety over a number of properties and regions. Through long and varied experience we have positioned ourselves to significantly grow your assets in the ever changing and evolving U.S. real estate market. With hold periods of 7 to 10 years, our partners may choose not to liquidate their properties at the end of the term, but instead obtain new financing that continues the hold period for another 7 to 10 year cycle. Our ability to guide you through the intricate timing of real estate cycles to achieve maximum growth and yield culminates in a timely sale that returns all capital and gains. The top ten U.S. metropolitan areas are poised for a boom that, by 2030, will dwarf America's post WWII build-out, as reported in Fortune's "Business 2.0" periodical. The vision of America 2030™ is simple: Exponentially increase the wealth or our clients through effective management of real property assets. To achieve this vision we will acquire multifamily and multi-tenant retail assets in the American metropolitan markets with the highest forecasted twenty year job and population growth rates. To capitalize on America's population explosion, we intend to purchase the best Class A and B multifamily apartment assets. The markets with the highest projected job and population growth rates, as well as certain mature markets with development and entry restrictions, will be exploited by America 2030™ investments. America 2030™ intends to develop customized syndication vehicles to meet the needs of international and domestic institutaional investors and investment groups. In most cases, the structure utilized for each investment will be tailored for each investor or investment group based upon their investment objectives, strategies and residency, after consultation with the client and their advisors. Often, the tax ramifications in the investor's domicile nation will impact the structure utilized for a particular investment.
